Rooftop chiller plant, air handling on every floor, and the riser that connects them. Planned servicing, filter regimes, and the temperature complaints that arrive before the fault does.

Why it matters
Most buildings keep their asset knowledge in three places: a filing cabinet, a spreadsheet nobody trusts, and the head of the engineer who has been there longest. When he leaves, so does the building's memory.
Placing every maintained asset in a model of the building fixes the ordinary things first, a new engineer is useful on day one, planned work is visible before it becomes a callout, and a contract handover takes days instead of months.
